Four Point Inspections

In leiu of a thorough full home inspection, you may choose to have us complete a 4-point inspection. These inspections cover the four essential systems in your home that are typically covered in an insurance claim. This is quicker and less costly than a regular inspection while still focusing on the areas that your insurer will require. 

What is Covered in the Inspection?

HVAC System

How old is your system? Is it in good working order? Is your home primarily heated from a central system or individual space heaters? Does the condensate drain function?

Roofing System

What is the age and condition of your roof? Are there currently missing shingles or other damage? What would the cost be to replace your roof if it were damaged, destroyed, or needed replaced? Since this costs thousands of dollars to replace this is a main item insurance companies want to know about. 

Electrical Systems

Review of the electrical wiring system in your home. Review of in home electrical panels. Review of overall visible condition of the electrical system. Homes with outdated wiring are more likely to be involved in an insurance claim.

Plumbing Systems

Review of the types of drain and supply lines in your home. Checking of visible pipes, signs of leakage, and state of your hot water heater. 

Why Do Insurance Companies Require 4-Point Inspections?

Most insurance companies require a Four Point Inspection before you can acquire or renew homeowners insurance. This inspection is a chance for the insurance company to get an professional unbiased opinion on a home’s condition and help to understand the risks of what they’re insuring.
